"To Whom It May Concern: During the past 25 years I have had the opportunity to move quite a number of times due to job requirements. During this time we have purchased a total of ten homes and sold nine of these. All of these transactions were through licensed realtors working for various agencies, in seven states. In every case except one, we used a different agent to list each property rather than the agent used to buy that property. The one exception is Jo Henrion of LifeStyle Realty of SW FL, Inc. I first met Jo Henrion while looking at one of the homes she had listed (I was working with another agent at the time). We were very impressed with the professional manner in which Jo represented the seller's property and the knowledge she had of the property and the neighborhood. The real test came after we signed a purchase contract. She attended every inspection and worked with the owners to correct the few problems that were found. She did this so graciously that I told my wife I wished that I had been able to enlist her during the house hunting process. When it was time to close and we had a truckload of furniture waiting to unload after a 2500-mile trip we found out that the surveyor had dropped the ball. To keep us from having to store our furniture, Jo helped to get the survey done in one day and talked the sellers into driving three hours to close on a Friday afternoon so we could complete our move. Since she wasn't even representing us, her help and actions were well beyond the call of duty. Two years later, we decided that the house we had purchased was a bit much for our lifestyle. We called Jo and asked her to give us a value on our home and to help us find more suitable housing. She listed and sold our home at a very good price and helped us find and purchase a new home that is to be completed in 2006. During this process she weeded out one full price purchase contract because the buyer did not have the means to close and was attempting to do a "Flip" in a hot market. The agent representing the buyer was clueless until Jo's research proved that this buyer's claimed assets were bogus. Her actions saved us from making a big mistake. Needless to say, Melissa and I would highly recommend Jo Henrion to anyone in the market to buy or sell a house. Selling Your Home >No Smoking
One of the issues that may come up during the sale of a home is pervasive odors, particularly cigarette smoke. If your home is on the market, it may sell more quickly if you temporarily make it a smoke-free zone. Many non-smokers are highly sensitive to the lingering presence of smoke.
The sense of smell is the most powerful of all the five senses. Be sure to keep your home aired out while it is on the market. If the weather is good, you can smoke outside or while taking a walk or a drive. Avoid heavily-scented room fresheners which combined with the smoke can be worse than the smoke alone. It helps to wash the walls and have drapes and upholstered furniture professionally cleaned. This is really a serious issue for many buyers, so don't limit your market by turning away non-smokers.
